THE SITE

Jesmond Three Sixty is located in a prominent position adjacent to the A1058 (Jesmond Road), Osborne Terrace, Sandyford Road and the A167 (Central Motorway) on the periphery of Newcastle’s Urban Core.

The Jesmond Three Sixty complex, originally known as the Scottish Life House Estate, was built in the 1960s and 1970s to replace Victorian terraces. The Central Motorway and the Tyne and Wear Metro followed in the early 1970s.

 

Engineering work and infrastructure associated with these transport schemes resulted in the demolition and fragmentation of much of the surrounding area. The character of this part of Newcastle changed from a residential suburb to a detached island of mostly 20th century development surrounded by busy transport routes.

Jomast acquired the estate in 2004 and embarked on a £35 million project to re-imagine it from a tired 1960s office development to a vibrant mixed-use neighbourhood with a unique character.

We invested heavily in the regeneration of the former office complex, to deliver both physical improvements and introduce a broader range of uses. This has included the development of residential apartments, refurbishment and re-cladding of offices and preparatory works for a new hotel.

Local architectural practice GT3 is responsible for the design of the hugely successful development, which has re-purposed existing buildings and transformed their appearance from that of concrete office blocks to a warmer palette of brick, stone, metal and glass. This has breathed new life into the estate.

Jesmond Three Sixty has now been described as an aspirational new destination with ‘striking architecture, fantastic views and contemporary interior design’.
